the view immediately reveals the charm of the building style of yesteryear. the former residential-shopping building has been completely restored and modernised by the current owners in the past three years. the entire interior has been converted with love for the character, stylishly and comfortably into a luxury city villa with 5 floors and 170 m2 of living space. one complete floor is in use as work and lounge area and further the townhouse is furnished with a luxury kitchen with a siematic island kitchen, a cozy living room with gas fireplace and balcony, 4 (bed) rooms, two bathrooms and on each floor there is a modern toilet of which 3 with bidet function.

the original construction year is 1870 and because of the special architecture the municipality designated it as a municipal monument. partly because of this, the exterior is still in style. internally, during the renovation, everything has been taken care of. the window frames, for example, were restored and fitted with ruysdael glass. all floors and beams have been checked or replaced and walls and ceilings throughout the house have been plastered with modern methods, partly with concrete siren. insulation has been installed and the house has scraped cast floors on all floors with underfloor heating and cooling in summer. the pipe work and the meter cupboard, installation work and the heating installation have been renewed. in the impressive technical room, there is a large air heat pump with a reserve tank, which ensures constant comfort in combination with the heat recovery system.

there is a private storage room behind the townhouse. the house is situated on the junction with the kitty de wijzeplaats with, in the middle of the house, a large tree as a kind of roundabout. also located on the edge of the recently beautifully landscaped and lively waalkade and the historic city centre with a variety of special shops, boutiques and restaurants. through the window in the attic both the waal bridge and the oversteek bridge are visible.

the location is central and yet it is also surprisingly quiet living. parking spaces are available in the immediate vicinity with parking permits for the owners but also for visitors. all imaginable amenities such as theatre, supermarket, health centre, pharmacy, school, central station and bus stops are within walking distance. the river waal and the cosy boulevard are 100 m away and the nearest sandy beach is 900 m away. the popular nature reserve the ooijpolder is only 10 biking minutes away and the island of lent offers a beautiful walking area. the main roads can also be reached within 6 minutes by car.

layout ground floor:
through the porch, the front door gives access to l-shaped kitchen with a three-piece siematic kitchen arrangement. the kitchen fronts are in wenge and high-gloss white, which combines beautifully with the white composite worktops and side panels. the cooking and rinsing island is equipped with a bora induction hob with central extractor. next to the square sink unit is the dishwasher. the high wall unit has black line appliances consisting of a combi steam oven and a combi microwave oven. the american fridge has the same colour scheme and offers refrigeration and freezer space, an ice cube dispenser with tap water and a knock twice (door in door). the third kitchen part is the coffee corner with cupboard space for, among other things, crockery. on the ground floor, there is a modern toilet with a wall-hung toilet with bidet function and a fountain.

the kitchen is particularly attractive due to the high ceilings and the large windows with low window sills, which also have a fine height and width to sit on. in the floor, hard glass lining parts are placed with a view to the basement below. this can be reached via the staircase. history and modern elements make this a multifunctional and tough space. with partly plastered and partly bricked walls and a vaulted ceiling. currently the basement is furnished as a lounge and work space with fitted wardrobes. there are also connections for washing equipment and a separate toilet room with wall-mounted toilet with bidet function and a fountain.

on the first floor, the landing has a side window for pleasant light and door to the luxurious toilet room with wall-mounted toilet with bidet function and fountain. the luxurious living room is also located on this floor. the large windows at the front and the double doors to the balcony give the living room a bright appearance. there is also a beautiful unobstructed view and yet a high degree of privacy. here, the modern scraping-moulded floor also combines with the historical parts of the house. atmospheric elements are the white shutters in front of the high windows and the gas fire in the marble mantelpiece, which can even be operated remotely via wifi. the living room has several seating areas to relax or enjoy with family and friends.

the 3rd floor has an l-shaped landing with a window overlooking the city and the river waal. the main bedroom has two windows and is spacious and currently furnished with a double bed. there is also light coming in through the skylight. in the closed storage room is the technical room installed with the heat pump and heat recovery system. the 4th room is a nice children's room or dressing room. currently this is the music room with a drum kit. the window here has a view over the city at the front.

Folgen des Widerrufs
Wenn Sie diesen Vertrag widerrufen, haben wir Ihnen alle Zahlungen, die wir von Ihnen erhalten haben, einschließlich der Lieferkosten (mit Ausnahme der zusätzlichen Kosten, die sich daraus ergeben, dass Sie eine andere Art der Lieferung als die von uns angebotene, günstigste Standardlieferung gewählt haben), unverzüglich und spätestens binnen vierzehn Tagen ab dem Tag zurückzuzahlen, an dem die Mitteilung über Ihren Widerruf dieses Vertrags bei uns eingegangen ist.
